This is a live Home Assistant configuration for one house, covering Zigbee through Zigbee2MQTT and a ZBT-2 stick, Z-Wave locks via a ZWA-2, ESPHome presence probes, and a large set of blueprints. It suits people who want to see how a heavily customised install is actually wired, not anyone looking for a starter config to clone.

The presence work is the most transferable part: Bermuda BLE probes built in ESPHome, one per room judging by the file names, sit alongside ESPresense floorplans, which gives room-level presence without cameras. The Zigbee side is worked through rather than copied, with a local ZHA quirk for Hue effects and several Hue tap dial blueprints from different authors to compare. The w5500_link_monitor ESPHome component is a small, single-purpose C++ piece aimed at a specific problem on wired Ethernet boards, and the hardware and network docs (VLANs, buy-again notes) record the reasoning behind choices, not just the choices themselves.

Almost nothing here is portable without rewriting: entity IDs, room names and device assumptions are tied to one house, and the README gives no guide to which parts are worth lifting. The repo also commits generated and vendored material, including runtime .storage JSON for Lovelace and registries, compiled .pyc files under __pycache__, and a full third-party esphome-intercom tree, which makes it hard to tell what the author wrote. The documentation has no single source of truth: the README links automations_list_v2 while its table points at v3, and the tree holds v2, v3, v3_sorted, v4 and an unversioned automations_list.md, so a reader cannot tell which list is current.
